Private market rent

We have a variety of homes to rent in Newport on a private market rent basis. These properties range from one or two bedroom City Centre flats to three and four bedroom houses outside the centre.

Private renting is different to social renting. Private rent homes have a full market rent price and there is usually no need to be on the council's housing register.

Our private rent properties are available for anyone to rent as long as they pass referencing checks and can pay a month's rent plus a security deposit in advance.

Intermediate rent

We also offer some homes on an intermediate rent basis – these are similar to our private market homes, but have a rent price at least 20% below the full market rent.

As well as passing referencing checks and being able to pay a month’s rent and deposit up front, intermediate rent applicants may also need to live or work in the area or be registered on the local Council’s housing register. In Newport, the register is Home Options Newport. This is so that we ensure these properties are benefitting local people.

Our intermediate rent homes range from 1 and 2 bedroom flats in the City Centre to 3 and 4 bedroom houses outside the centre.

Referencing and security deposits

Whether you're interested in a private market rent or intermediate rent property, we will need to carry out referencing, to check you're able to afford the rent, and have a good tenant history.

The referencing includes getting confirmation of salaries from employers, evidence of other household income, a landlord’s reference and a credit check.

A security deposit is payable at the start of the contract for private market and intermediate rental homes. This is usually the amount of one month’s rent plus £100 up to a maximum of five week’s rent. The deposit is held securely at the government approved Tenancy Deposit Scheme and returned at the end of the contract minus any deductions we may need to make. Deductions would be for things like repairing damage, removing items left behind, cleaning or putting towards unpaid rent.
