Welcome to our December blog update about our work in Somerton.

Our last Resident Steering Group meeting was on 7 December at Nexus House, with a combination of people attending in person and online. 11 residents attended the meeting. Terry and Andrew from Oxford Architects attended, with Terry in Nexus and Andrew online to talk through the design activity we have been working on.

Project Plan

For 2022, we completed and hit all our mile stones - ranging from internal colleague meetings, meetings with our stakeholder, holding 2 consultation events, carrying out estate wide surveys, meetings with Welsh Government and NCC to discuss our proposed regeneration and refurbishment plans.

Valuer

To date we have bought back 6 properties. There have been 47 valuations carried out, all of which are at different stages of this process. Valuations are progressing along and will continue into 2023.

Design Update

For Acacia Avenue, we will be reviewing opportunities around green public open space and access up to Aberthaw Road and looking at new steps on Acacia Avenue, leading up to Aberthaw Road, these will now be in line with the line of site from Sycamore Avenue, so there is good visibility around and up to the steps.

The south of Sycamore Avenue inc Hawthorne Aveneue we are looking to provide bungalows with a small communal garden and a block or apartments with some shared communal facilities for those residents to form a community for themselves and the bungalows. We are proposing for the 2 sites 6x 1 bed flats and 15x 2 bed bungalows.

We have been looking at how we provide the new homes for Somerton and we have been looking at modern methods of construction (MMC), Newport City Homes are keen to explore this option. MMC looks at providing alternative way of delivering new homes on site instead of using the traditional build method with bricks and mortar. MMC are carried out off site, in a factory and delivered to site.

We will continue to look at and review our designs with our internal colleagues and key partners and stakeholders to ensure we are providing a robust and sustainable regeneration and refurbishment programme.

 Communication

A newsletter was hand delivered on Thursday 15 December to Somerton this newsletter included what we have achieved in 2022 and our aims and goals for 2023.
