Leaseholders 

If you are a leaseholder that owns 100% of your property you will need to tell us if you plan to let your home out to someone else. We’ll need to know:

  • your new correspondence address
  • your preferred contact details, and
  • who to contact if there is a problem with your property or the person living in your property.

You’ll need to make sure you’re registered as a landlord with Rent Smart Wales or use an agent who is registered. You will need to make sure your property meets Welsh Government requirements to be allowed to be let out.

The occupation contract you use needs to include the same restrictions about how the property can or cannot be used, as in your lease. You will be responsible for your property and for the behaviour of the occupant living there, so make sure they understand what they can and cannot do.

You will also still be responsible for paying any rent, buildings insurance and service charges to us, and for making sure all the terms and conditions in your lease are kept to - even if you aren’t living there.

If you want to rent out your home, here are some things you should consider:

  • You will become a landlord with legal obligations and you will need to register with Rent Smart Wales.
  • You may need to obtain the consent of your mortgage provider as it may be a condition of your mortgage that you live in the property.
  • You should consider using a reputable letting agent to find an occupant as they can carry out checks to make sure they can afford the rent.
  • You should make sure you have landlord insurance.
  • You should check with your home contents insurers about the cover they provide.
  • You are responsible for your contract holder. We will contact you if there are any problems.

Shared owners

Shared ownership leases don’t allow subletting as the property is intended to be lived in by the shared owner. However, in exceptional circumstances we may agree to subletting for a limited period of time and subject to certain conditions, including using a letting agent to manage the property.
