If you are a leaseholder, you will be responsible for managing certain repairs or maintenance work on your home.

Your lease will explain which types of repairs and maintenance are your responsibility and which types we are responsible for.

If you haven’t got a copy of your lease, contact us and we can send you a copy, or you can get it directly from the Land Registry.

House owner repairs

If you own a house, you will be responsible for all repairs and maintenance to your property, inside and out, as well as any outside space you own, such as a garden, garage or parking space.

Flat owner repairs

If you own a flat, you will usually be responsible for the repair and maintenance of everything inside your flat and things like pipes, parking spaces that belong to you or just serve your property.

For blocks of flats, we are usually responsible for the maintenance of:

  • the common parts of the building like corridors, stairways and lifts
  • the structure and exterior of the building, like the roof, gutters and external walls
  • the external parts of the estate, like shared garden or landscaped areas, bin store and shared accessways or paths.

Although we are responsible for carrying out some repairs, you are responsible for paying your proportion of the cost. Costs are recharged to you through your annual service charge.

Your lease will say exactly what is included in your property and what you are responsible for so please check the details of your lease.
