Safety Inspections - gas appliances and smoke alarms
By law, we are required to carry out an annual safety inspection of all gas appliances that are owned by us. The inspection will ensure that all appliances that we are responsible for are safe to use and working efficiently.
We work very hard to gain access to every home to ensure the safety of our residents. Unfortunately, there are occasions when we are unable to achieve this, which could result in potentially unsafe gas appliances being used.
It is vital that you allow us into your home to carry out these inspections. Please note that If we are unable to gain access after two attempts, we will consider legal intervention to avoid the serious implications of an unsafe gas appliance being used.
The inspection also allows us to collect information on the condition of the appliances and their expected lifecycle. The safety inspection includes testing gas appliances and smoke detectors installed in your home to ensure that they are in a good working order and safe to use.

If you own a gas cooker, we will carry out a visual inspection of this appliance, but please be aware that the maintenance and upkeep of your gas cooker is your responsibility.
To ensure that your cooker is working correctly and safely, you should have it inspected every 12 months by a Gas Safe registered engineer. It’s important that you do not try to fit, fix or move gas appliances, such as your boiler or cooker, yourself. The flame on your cooker should be crisp and blue. If the flame is lazy yellow or orange, you need to get your cooker checked immediately as it could be leaking carbon monoxide. Call the National Gas Emergency Service free on 0800 111 999.

Electrical Safety Inspections
By law, we are also required carry out various electrical safety inspections which include:
- Periodic electrical inspections of multiple occupancy buildings
- Emergency lighting testing and inspection
- Fire detection systems
- Fire fighting equipment
- Lift inspections
- Portable appliance testing.
These checks mainly relate to blocks of flats, three-storey flat units and sheltered schemes. We will write to you to confirm when these checks will be carried out.

We are committed to ensure that your home is maintained in a good state of repair. We will carry out the external repair and painting of the property as part of our cyclical maintenance programme. The work will include repairing or replacing defective building material prior to painting, such as timber fencing, external walls, shed doors, first course felt and soffits.

We have two heating engineers that are responsible for maintaining the system, including all domestic properties as well as Nightingale Court and Woodside sheltered schemes.
The system is covered 24 hours a day to ensure the system is well-maintained and operational all year around.
